1.1 All bookings are made subject to these terms and conditions. The lead guest confirms that he/she, along with any other guests within their booking are fully aware of the terms and conditions.
1.2 Payment: Full payment is required at time of booking.
1.3 The price of your stay includes the use of the lodge for the maximum number of guests indicated (Standard Lodge: Max 4 Adults; 2 Children; Accessible Lodge: Max 4 Adults; 1 child); along with any other amenities or services described as included in the price of your stay.
1.4 If you intend to organise a function at a lodge e.g. party, birthday celebration etc., you must seek prior written permission from the Beach Lodges Manager. Please note that the maximum people at the beach hut including those staying there is ten (10)
1.5 You will be provided with a welcome pack at your lodge at the start of your stay that contains important information about your stay with us. Please ensure that you and your guests make yourselves familiar with this information.
1.6 You must only use the lodge for holiday accommodation purposes. You must not use the accommodation for any other purpose, including for any business purposes.
1.7 You must not use the lodge, or allow it to be used, for any dangerous, offensive, noisy, illegal or immoral activities. You must not cause nuisance or annoyance to any neighbours or anyone else during your stay You must not keep or allow to be kept in the lodge any dangerous items (including knives or weapons of any kind) or any illegal substances.
1.8 Smoking is not permitted inside the lodges, this includes E-Cigarettes. Smoke detectors are situated on both levels of the lodge. You will find ash trays on the outside decking where smoking is permitted.
1.9 You and your guests must not use candles, fireworks, or Chinese lanterns at the lodges.
1.10 Barbeques are only permitted to be used after 6pm, and no open fires on the decking of the lodges or in the surrounding area are permitted.
2.1 Once a booking has been made then no refunds will be given, unless the lodge can be re-let, in such circumstances the Council reserves the right to charge an admin fee if its deemed appropriate
2.2 We would only cancel your booking in extreme circumstances and will do our best to provide as much notice as possible. There may be circumstances where this is not possible and on these occasions we cannot accept liability for any additional costs you may incur. We would obviously refund you in full for the booking.
2.3 This agreement and any dispute between us will be governed by and construed in accordance with the laws of England and Wale. You agree to submit to the exclusive jurisdiction of the Courts of England and Wales over any matter arising out of our agreement or your visit. You may choose to submit to the jurisdiction of Scotland or Northern Ireland if you are resident here. We will both act reasonably in selecting or agreeing any jurisdiction including any forum for dispute resolution
3. Responsibilities of the guest
3.1 The maximum number of guests permitted to use the lodges are: Standard Lodge: Max 4 Adults; 2 Children; Accessible Lodge: Max 4 Adults; 1 child. This maximum number includes any infants, and must not be exceeded. If the maximum number is exceeded, then the Bournemouth Beach Lodges management have the right to terminate your rental without prior notice and without refund or compensation if the maximum number is exceeded.
3.2 At time of check in, you must provide us with the details of all the guests staying in the lodge. No additional guests are permitted to stay. If additional guests do stay then the Bournemouth Beach Lodges management have the right to terminate your rental without prior notice and without refund or compensation.
3.3 No stag or hen groups are permitted to use the lodges. If on arrival the Council feels this to be the case, they have the right to request that the group leaves immediately and no refund will be due.
3.4 Children must be accompanied at all times. A child is classed as anyone under the age of 18 years old.
4. Access, Arrival and Departure
4.1 Access: Vehicle access to Bournemouth Beach Lodges is only permitted at the following times:
- All year round 9am – 10am
- April to June 5pm – 5.30pm
- July and August 5.30pm – 6.00pm
- September to October 5pm – 5.30pm
- November to March 3.30pm – 4pm
*Gate times are subject to change without notice, please check with our Seafront Rangers for exact times as these may vary
Alternatively, outside of these times, the guests can call the site manager who using a designated vehicle can assist with arriving / departing customers and their luggage to transport them to/from site. A land train will also service the Beach Lodges site.
4.2 Arrival: Guests can check in between 3pm and 6.30pm. If your arrival is delayed, you must contact the beach lodges team as soon as possible. If you do arrive outside these hours without prior arrangement you may not be able to access the lodge until the following day.
4.3 An inventory will be provided in you lodge on arrival. If you discover that anything is damaged or missing on arrival at your lodge then please notify us immediately.
4.4 If you are unhappy with the level of hygiene of your lodge on your arrival then please notify us immediately.
4.5 Departure: Guests are required to vacate by 10am on the day of departure. On departure you are required to ensure that the keys are returned to a member of staff at the Beach Lodges office, or left in the key safe provided. Non returned keys will encounter a charge.
4.6 If you do not check out by 10am on the day of departure we reserve the right to charge you a late checkout fee to cover any costs we incur.
4.7 Please ensure all rubbish is removed from the lodge and placed in the external waste bins provided.
4.8 Our staff or contractors may need to access your lodge if there is an unforeseen problem, to investigate a complaint you have made, or to perform certain routine checks. If this happens, we will do our best to let you know in advance of the date and time that we will need access. Your occupation is not exclusive
4.9 Your stay will not give rise to any tenancy agreement between us
5. Linen and towels
5.1 Linen and towels excluding beach towels are included in the rental of the lodges. If your stay exceeds 7 nights then we will change the linen for you.
5.2 Beach towels are not included, and the linen and towels provided should not be taken out of the Lodge.
5.3 We recommend that you bring your own cot linen for your baby’s comfort with you. Travel cots can be provided if requested at time of booking.
5.4 No towels or laundry should be placed over the balconies/decking of the lodges. They should be dried in the laundry or the designated drying area provided.
6. Security and valuables
6.1 Any valuables left at the property are left at your own risk. It is essential (and your responsibility) to ensure all doors and windows are closed when leaving the property. Whenever unattended and at night the lodge must be kept locked. You are responsible for ensuring that the lodge is left secure on departure.
6.2 Lost property will be retained for 28 days from day of departure. Items can be returned to guests for the cost of postage incurred.
7.1 Only 1 dog will be permitted per stay in allocated dog friendly huts. Dogs are not permitted on the beach directly outside of the lodges May – September, the nearest dog friendly beaches will be clearly signed on site.
7.2 We must be advised at the time of booking of any dogs intending to stay. Dogs must not be left unattended at any time and owners are reminded to be respectful in relation to dog fouling. General waste bins are available throughout the site for disposal of dog waste.
7.3 Please refrain from allowing dogs on beds or furniture
7.4 Any damage caused by dogs must be paid for.
7.5 Dogs to be kept on leads in the vicinity of the lodges, and on the promenade at all times.
7.6 If a guest arrives with more than the permitted number of dogs then the member of staff working will have the right to refuse admission, and no refund will be given.
7.7 No other pets are permitted to stay in the lodges.
8.1 Parking - One car parking space will be provided free of charge subject to availability. We cannot accept any liability for damage or theft from your vehicle whilst parked on the seafront.
On arrival a credit card pre authorisation will be taken, and any damages or charges from your stay with us will be charged against this card.
We may ask you and/or any member for your party to leave immediately if your conduct results in Police attendance or is considered by us to be inappropriate; likely to cause harm; or impair the enjoyment, comfort or safety of anyone; or is likely to in our belief cause a breach of this agreement. No refunds or compensation will be given in these circumstances and we reserve the right not to accept further bookings from you or any member of your party.
11. Privacy statement
This privacy statement sets out how Bournemouth Beach Lodges (Bournemouth Borough Council) complies with European Union data protection requirements. It applies to the entire web site and you can access it via our homepage and from the bottom of every page by clicking on the appropriate link. We may change this privacy statement from time to time by updating this page therefore, you should continue to check this page to ensure you are happy with any changes.
Bournemouth Beach Lodges (Bournemouth Borough Council) are committed to respecting your privacy. We have structured our web site so that, in general, you can visit the Bournemouth Beach Lodges web site without identifying yourself or revealing any personal information. Once you choose to provide us with any information by which you can be identified, then you can be assured that it will only be used in accordance with this privacy statement.
For your protection, we are registered under the Data Protection Act 1998 and have given all appropriate notifications to the Information Commissioner.
What we collect

We require this information to understand your needs and provide you with a better service and in particular for the following reasons:
• Internal record keeping.
• To improve our products and services.
• Our representatives may follow up, either by e-mail, phone, fax or mail, to people who have purchased holidays or goods from our site, as part of our customer care procedures.
• To send out emails about a specific booking or in response to an enquiry using the e-mail address that you have provided during your time on the Bournemouth Beach Lodges website.

12. Guest Feedback
12.1 In the unlikely event that you have an issue during your stay, we advise you to bring it to the attention of lodge staff at the time. This enables us the opportunity to rectify the problem during your stay.
12.2 Any reported matter which has not been resolved during your break should be advised in writing to Resort Information Manager, Seafront Office, Undercliff Drive, Bournemouth, BH2 5AA within 28 days of the end of your break. We will only correspond with the lead guest.
12.3 We will not enter into further correspondence on any matter resolved during your break and accepted as such by you.
